ABOUT HOLD DEPOSITS

Applicant hereby tenders an Hold Deposit in the amount of $250 in consideration for Owner/Agent not leasing the property to any other Applicant until such time as Owner/Agent approves or refuses to approve Applicant as a Tenant. If approved, Applicant shall sign a lease agreement to bind the property within (1) day with Owner/Agent for the property.This Hold Deposit shall be credited toward the applicant’s 1st month’s rent in the lease agreement if Owner/Agent approves Applicant as a Tenant or shall be returned if Owner/Agent does not approve Applicant as a Tenant.Owner/Agent shall approve or refuse to approve Applicant as a Tenant within seven (7) days from the date of this Hold Deposit payment.

Owner/Agent expressly reserves the right to refuse to enter into a lease agreement and terminate this Agreement to Hold Property if Owner/Agent does not approve Applicant as a Tenant/Buyer.If Applicant fails to sign a lease agreement with Owner/Agent within the time specified above after receiving notice that Owner/Agent approves Applicant, Owner/Agent may retain the entire Hold Deposit as consideration for Owner’s/Agent’s forebearance in leasing the property to any other Applicant as set forth and shall have no further obligation to Applicant.If any legal action or proceeding is brought by either party to enforce any part of this Hold Deposit, the prevailing party will recover, in addition to all other relief, reasonable attorneys’ fees and costs.

STATEMENT OF RENTAL POLICY

  1. Management is proud to be an equal opportunity housing provider. We fully comply with the Fair Housing Act. We do not discriminate against any person because of race, color, religion, sex, handicap, familial status, or national origin. We also comply with all state and local fair housing laws.
  2. Occupancy guidelines. For your comfort and to comply with local zoning laws, we limit the number of people who may reside in an apartment to allow two persons per bedroom per apartment.
  3. Application process. We will rent available apartments in the order that required information and all applicable monies are received. We evaluate every proposed Application To Rent in the following manner, a proposed Application To Rent with all information filled out completely must be submitted, a non-refundable application fee, hold deposit, and full security deposit must be paid.
  4. Rental criteria. To qualify for an apartment with Management, you must meet the following criteria:a. Income. Your gross monthly income must be at least three times the monthly rent amount. Two most recent pay stubs or other sufficient proof of income will be required.

    b. Rental history. You must have satisfactory rental references from your previous landlord(s). If you have ever been evicted or sued for any lease violation, we will reject your application.c. Credit history. Your credit must currently be satisfactory, based upon pre-set beacon scores set by the credit bureau.

    d. Criminal history. We do criminal history reports at all locations. If you have ever been arrested for a felony, we will reject your application. If you have been arrested of any crime involving drugs, theft or violence within the past five years, we will reject your application.

    e. Guarantors. If you do not meet one or more of the above criteria, you may be able to qualify for an apartment if you can get a third party to guarantee your lease. The guarantor’s gross monthly income must be at least three times the monthly rent amount. In addition, the guarantor must pass the same application and screening process that you must pass.
